› We use a dynamic pricing model which means that quoted rates for any date are subject to change due to market conditions. There is a two-night minimum for weekend reservations.
› In July and August, depending on occupancy there may be a minimum requirement of 3 or 4 nights to book. Please call our office to inquire about shorter stays.
› Check-in is at 3 pm. Check-out is at 11 am.
› Pets and therapy/comfort animals are not permitted. Only service dogs (and in some cases service miniature horses) are allowed on the property. Service dogs are defined by the ADA as animals trained to perform tasks to assist a disabled person. Guest who bring pets or therapy animals will be asked to remove them from the property and pay a $150 cleaning fee.
› Smoking is prohibited in all units. A $150 cleaning fee will be assessed to guests who smoke inside their unit.
› We are an “extended stay” hotel and as such, do not provide daily housekeeping services or shampoo/conditioner. Guests staying longer than 7 nights will have their units cleaned once weekly. We supply bath soap, dish/dishwasher soap and linens.
› We highly suggest investing in travel insurance such as that from Travel Guard which will reimburse you your deposit in the event you need to cancel.
› It can be challenging to fill rooms after a cancellation because of our island location and our short season. Because of this, our cancellation policy will be applied regardless of the reason for cancellation.
› If cancelling 15 or more days prior to your arrival date, you will receive a refund of your deposit minus a 10% cancellation processing fee. If shortening the length of your stay, you will be charged the 10% cancellation fee for the days you are cancelling and your deposit will be returned or applied to any outstanding balance on your stay. Shortening of a stay must still meet any minimum stay requirements (for example, the two-night weekend minimum stay requirement).
› If cancelling 14 or fewer days prior to your arrival dates, your deposit becomes non-refundable. You may opt to move your reservation to later in the season. You will be required to pay a 20% change fee and the difference in room rate if the rate for the new dates is higher than the rate for the dates of your original booking. If the rental rate is less, you will be reimbursed the difference, minus the change fee. The change fee only applies to reservations changed 14 or fewer days prior to arrival. There is no change fee for reservations moved 15 or more days prior to check-in.
› There is no refund for late arrivals or early departures.
› The only exception to this policy is if there is no ferry service for that entire day. In the event of a catastrophic weather event, we will contact people with reservations at that time to review refund options.
